General Rules and Regulations


ACCIDENTS
The Tenant shall give immediate notice to the Property Management Office in case of accidents in the Leased Premises or the Building. Building security will file a written incident report of the event which will be kept on file in the Property Management Office.

BICYCLES
Columbia Square is please to offer to all building tenants a secured bike room on the P1 garage level. For access to the bike room, please complete the bike registration form and submit it to the parking garage office located on the P1 garage level. Once the form is received, access will be programmed to the Kastle fob.card number provided on the form. Bicycles will not be allowed to be stored in any of the stairwells or in any other common areas within the Building. Bicycles are not allowed in the Lobby or in any of the passenger elevators. Any individuals wishing to store their bicycles within their office space must use the freight elevators.

CARPET DAMAGE
The Tenant will be responsible for any damage to carpeting or flooring resulting from rust or corrosion of file cabinets, plant holders, roller chairs, metal objects, spilled beverages, and other stains. The building janitorial service will only spot clean carpets. Complete carpet cleaning will be provided by the Property Management Office upon request at above-standard cleaning charges.

COMMON AREAS
All sidewalks, entries, passages, courts, corridors, stairways, elevators, and other similar areas in or to the Building shall not be obstructed by Tenants, guests or agents, or used by them for purposes other than entrance and exit of the leased premises.

CHANGES
The Property Management Office reserves the right, at any time, to rescind any one or more of these regulations, or to make such other and further reasonable rules and regulations as in the Management's judgment may from time to time be necessary for the safety, care, and cleanliness of the Building and Leased Premises, and for the preservation of order therein.

COMPUTERS
When cooling requirements for the Tenant's computer systems are provided by the Building electrical and mechanical system, Columbia Square shall not be responsible for mechanical failures which may result in computer shutdowns. In the event of interruptions in service for preventive maintenance, the Tenant will be notified so those computers may be shut down while repairs are made.

CONSTRUCTION
Construction of various portions of the Building will be in progress from time to time. The Property Management Office will make every effort to keep the disturbance at a minimum. All contractors working in the Building must adhere to the Tenant Construction Procedures Manual that is available in the Property Management Office.

DEFINITIONS
Unless expressly defined in these Building Rules and Regulations, all defined terms shall have the same meaning as set forth in the respective Lease Agreements covering rental space in Columbia Square, Washington, D.C.

NOISE
Tenants may not disturb the occupants of the Building by the use of any musical or sound-producing instrument, making unseemly noises, or by interference in any way.

OCCUPANCY
Each Tenant's Leased Premises must be in compliance with applicable fire codes at all times.

PHOTOGRAPHS
Photographs in the Lobby or other common areas of the Building may not be taken without prior consent from the Property Management Office.

RECEPTIONS AND PARTIES
When planning an open house or reception, approval and coordination with the Property Management Office is required.
